Airbnb y el alquiler residencial en el distrito Centro de Madrid

Abstract

Este trabajo estudia el alquiler vacacional ofertado en Airbnb y el alquiler residencial en el distrito Centro de Madrid. Por ello se han analizado los impactos que está produciendo la proliferación del alquiler vacacional sobre la vivienda y las condiciones socioeconómicas de los barrios de Centro. El trabajo ha concluido, que el alquiler vacacional llevado a cabo con tanta intensidad en distrito Centro responde mayoritariamente a la explotación del valor de cambio de la vivienda a través de la brecha de renta abierta por Airbnb. Además, esta tipología de alquiler también tiene la capacidad de condicionar el precio de los demás inmuebles residenciales, incrementando la vulnerabilidad de los barrios con niveles socioeconómicamente más bajos, a la vez que perjudica a los arrendatarios de larga duración.

In this document we have analysed both the holiday and the residential rentals in the distrito Centro of Madrid, as well as the impacts of the proliferation of vacation rentals on housing and at the socioeconomic conditions of the Centro’s neighbourhoods. It has been concluded that the vacation rental carried out in the distrito Centro responds mainly to the exploitation of the exchange value of the properties through the rent gap opened by Airbnb. In addition, it has been proven that the holiday rental can condition the price of housing, increasing vulnerability of neighbourhoods with lower socioeconomic levels, while harming long-term tenants.
