Abstract
La intensificación de la actividad turística en los principales destinos urbanos tiene un fuerte impacto en su tejido residencial y comercial. Este trabajo tiene por objetivo indagar cómo está cambiando la actividad comercial y hostelera, consecuencia de la fuerte presión turística, y verificar si estos cambios afectan al valor patrimonial actual de la Plaza Mayor de Madrid, uno de los principales sitios históricos de la ciudad. Para ello se ha realizado un inventario detallado de los locales que componen el BIC-Plaza Mayor y su entorno de protección con el que se ha calculado y cartografiado un índice de especialización turística. Con la ayuda de Google Street View se conoce la evolución y cambio de usos los negocios en el último lustro. Los resultados revelan que la turistificación se ha intensificado alterando el comercio del área de estudio y generando un espacio especializado en servicios turísticos y en ocio diurno. Estos cambios afectan con intensidad en los valores arquitectónicos, urbanísticos, paisajísticos y sociales por los que la Plaza fue reconocida como BIC, lo que plantea nuevos retos para la gestión de este sitio histórico.
Abstract The intensification of tourism activity in major urban destinations has a significant impact on their residential and commercial fabric. This study aims to investigate how commercial and hospitality activities are changing because of strong tourism pressure, and to assess whether these changes are affecting the current heritage value of Madrid’s Plaza Mayor, one of the city’s main historic sites. To this end, a detailed inventory was conducted of the establishments located within the Plaza Mayor’s designation as a Bien de Interés Cultural(BIC, Asset of Cultural Interest) and its protected surroundings. Using this data, a tourism specialization index was calculated and mapped. Google Street View was used to track the evolution and changes in business uses over the past five years. The results reveal that touristification has intensified, transforming the commercial landscape of the study area, and producing a space increasingly specialized in tourism services and daytime leisure. These changes have had a considerable impact on the architectural, urban, landscape, and social values for which the Plaza was originally designated as a BIC. As a result, new challenges arise for the management and preservation of this historic site.
